FAQs

  • What is a transaction coordinator?
A transaction coordinator, or TC for short, manages all details involved in closing a real estate transaction and monitors the entire process through agents, clients, escrow companies and lenders.
  • What are the benefits of using a transaction coordinator?
We give you the opportunity to hand over the behind-the-scenes work, giving you more time to find the next sale and build relationships in our beautiful community. We offer you the chance to buy a time machine, where we create the extra hours in the day that you've been looking for. Additionally, using our services means you don't have to worry about paying the overhead of your own employees.
  • Why should I use Split Level Solutions instead of hiring my own transaction coordinator?
We function as your personal transaction coordinator, and it is our aim to make you feel like you are our only client. We will learn your preferences for how you want things done, just as your personal transaction coordinator or staff would. The main difference is we have the capabilities to handle the busy season, while not creating a financial burden during the slow season. We're here when you need us!
  • What are the responsibilities of the broker (or team)?
Below is a list of duties that are the responsibility of the broker or team: Providing Split Level Solutions with all of the necessary information for the transaction. Marketing the listing. Reviewing any reports. Drafting of the following documents & receiving of signatures where necessary: Agency agreements; Listing agreements; MLS input sheets; MLS change forms. Negotiation of all terms, conditions and addenda. Review of the inspection report, preliminary title report and estimated (or final) settlement statement. Providing Split Level Solutions with the necessary information to keep the file up-to-date. If and when your client has a question throughout the course of a transaction, we'll do our best to answer quickly and efficiently, but we can go over the relationship you would like Split Level Solutions to have with your client(s) before getting into contract. We are happy to accommodate as much or as little client contact as you (or your client) would prefer.
  • Can Split Level help with a transaction I have already started?
Yes, we can take over paperwork on a transaction that has already been started. We can discuss what systems you use prior to our taking over the file so that we can seamlessly integrate into your workflow.
  • How will I know what is happening with my transaction?
You will have 24/7 access to your file through SkySlope. All documents are uploaded and updated as they are received, and you will have regular contact with us throughout the transaction.
  • Will you have contact with my clients?
This is completely up to you. However, it is most efficient if we communicate directly with your client(s). We will keep you informed of all communications related to the transaction, and will CC you on emails with important correspondence.
  • What if my office is far away from you?
As a virtual company, we work almost entirely paperless with agents and brokers all around the Rogue Valley. You do not need to be located near our office in order for us to work with you. We are effective and available to everyone involved in the transaction. We can also do video conferences via Skype, Zoom and/or Google Hangout.
  • Are my files secure and confidential?
We do not share your information with anyone, so that you have the peace of mind knowing that your file is secure. We have strict guidelines, and unless you grant us permission to share any information with any party involved, it will be kept confidential.
  • What if the transaction falls out of escrow?
Once a file is opened in SkySlope, all documentation related to that transaction is scanned into the file and archived securely. It may be emailed to you or printed and sent to you at your request. We will never delete any files.
  • Do you have a cancellation fee?
We only get paid in the event the transaction closes. If your seller simply changes their mind and decides not to sell, or if your buyer walks away from a transaction, there is no fee for services already rendered.
