Contract Review

  • Review of listing and/or offer documentation, ensuring all signatures and dates are present.

  • Opening of escrow with all pertinent information, including client contact information, relevant documentation and a closing timeline.
  • Sending a timeline to both the cooperating broker and your client(s).

  • Sending completed documentation to both escrow and the cooperating broker, and the lender, if applicable.

  • Creation of key contingency dates in Google Calendar.

Transaction Management

  • Ordering permits through the City, if requested.
  • Maintaining compliance with quick and efficient data entry into your transaction management platform, while simultaneously ensuring that all paperwork and processes adhere to local, state and federal laws and regulations.

  • Ordering home warranties as soon as feasibly possible to protect both buyers and sellers through escrow.

  • Scheduling (and sending, when applicable) document signings and signing of final closing documents.

Communication

  • Maintaining communication with clients, providing updates on the progress of their transaction and addressing any questions or concerns.
  • Acting as a liaison between all parties involved in the transaction, including cooperating agents, title and escrow, lenders and inspectors, ensuring that everyone is kept informed and that communication between everyone flows smoothly.

  • Keeping broker abreast of completed documents, missing documents and the timelines for the contingency periods.

  • Organizational skills, professionalism and focused attention to detail to help ensure that the process for every transaction runs smoothly and efficiently.

Pre-Listing Tasks

$50 added to transaction coordination fee

  • Coordination of pre-listing inspections, staging companies, interior designers and more.

  • Collection and review of all necessary documentation related to the property, including property deeds, title reports, tax records and any relevant legal documentation.

  • Scheduling and organizing open houses, coordination with brokers to conduct open houses, and holding open houses myself.

Post-Transaction Tasks

$50 added to transaction coordination fee

  • Ensuring that post-transaction tasks are completed, including the transfer of utilities, keys, and any final documents needed.

  • Writing follow-up cards, including asking for reviews and referrals.

Final Closing 
Statement Delivery

$25 per email sent

Sending of final closing statements to clients who bought a home between January 1 and December 31 of the current year, within the first two weeks of the new year, for tax purposes.
